How MNA Quality Consulting Ltd. Is Helping A Client Obtain A Building Occupancy Permit

Even if projects present recurring issues or do not go according to plan, we continue to focus our thoughts, energy and attention on the successful outcome of the project to ensure we achieve our client’s satisfaction.

We’re currently trying to help a client obtain a building occupancy permit so that we can carry out our tasks and complete the desired work as soon as possible. However, the client and I are unable to progress further due to a permit issue. Keep reading to learn more about this issue and how we’re helping the client overcome it.

The building owner we’re presently working with is in dispute with the building engineer over the contract and payment terms, which has resulted in the withholding of Schedule C sign-off. We tried to voluntarily mediate the process amicably, but it didn’t work. The building owner wants to release the existing engineer from further service and engage our firm to continue. We advised the building owner to send a formal letter stating their intent. This is important so that the existing engineer is no longer professionally liable for the building project. We can then enter into a new contract and begin the necessary review, investigation, and confidently issue the Schedule C sign-off.

Unfortunately, the existing engineer does not wish to sign-off. And if the city inspector does not get the engineer’s sign-off form, the building cannot secure an occupancy permit.

The building is currently constructed and partially occupied even though the permit has not been issued. The building owner still needs the engineer to sign-off immediately so they do not break the law by allowing a tenant to take occupancy. We have limited time to perform the drawing review and onsite investigation, create a deficiency list, explain to the owner and contractor what needs to be done, supervise the repair, verify, commission, and finally sign-off.

As we write this, we are still in the process of completing the work, however, depending on how bad the deficiency is, it could take between two weeks to one month to finish.
